Nighttime walking: Outdoor lighting is limited — carry a flashlight after dark
Drinking water: Bring plenty for your group, especially for outdoor time or exploring
Desert driving preparedness: Sharp rocks, thorns, and debris can cause flats. We strongly recommend:
• Properly inflated spare tire
• Jack, lug wrench, and any vehicle-specific tools/adapters
• Cell service can be spotty — self-sufficiency is essential
There are ring cameras at each entry door. A camera that monitors the property dumpster and entrance, as well as a one that monitors parking and storage shed. There are no cameras inside.
This booking is both homes and the 47 acres: Estrella (north house) and Ocotillo (south house), about 100 yards apart. No other guests will be on the property during your dates.
A booked stay is not a venue rental. Events, extra visitors, vendors, and hired staff are separate and need approval first.
Guest count, check-in, and check-out
Guest count and pet count must be accurate at booking. Maximum occupancy is 14. Everyone on the property must be listed on the reservation. Message us if you need to update the number of guests. The nightly rate goes up with higher guest counts and with pets.
Check-in is 4:00 p.m. Check-out is 10:00 a.m. Central. You will receive two door codes and one welcome message before arrival. Early check-in can be purchased with prior approval. It is not guaranteed unless extra staff is available, and fees apply. Late check-out may be billed as an additional night.
We are in Central Time. Cell phones may connect to towers in Mexico and set your clock back one hour. Confirm your phone is on Central Time so you are not late and do not incur late fees.

Water and power
These homes have grid power. The water supply is off-grid — every drop counts.
Water and septic rules apply to both houses. A 14-person buyout drains the system faster than one house. No baths. Limit showers to under 5 minutes. Don’t run water while brushing teeth. Only run the dishwasher when full.
We try to keep drinking water in the dispensers by the sink. Bring extra so you have enough for the stay. Bring paper plates and cups if you want to cut down on dishwashing.
Septic — flush toilet paper only. “If it’s yellow, let it mellow.”
Laundry is primarily for housekeeping. Please limit personal use. Two washers still are not for the whole group’s park clothes unless truly needed.
Beds already on site
Ocotillo: one king bedroom, a second bedroom with two queen beds, one rollaway in the closet.
Estrella: one king bedroom, a second bedroom with two queen beds, pull-out couch; extra bedding in the closet.
Both houses: a pack-and-play in the closet for infants.
Parking
Park on the gravel at all times. Do not drive off the drive or pad onto the desert. If you will have more than 8 vehicles, ask us for the parking map.
The driveway is compact dirt and gravel. No 4x4 is required in dry weather. After rain it can get muddy. Stop on the road if needed and walk the short distance through the parking area to the house. Stay on the gravel.
Trash
Keep trash in the house, in the large receptacle by the back door, or in the dumpster on the driveway. Secure it from wildlife. Do not leave bags on the porch.
Land and safety
You may walk the acreage. Stay generally near the homes. Do not cross arroyos, bluffs, hills, or property lines. Do not climb the bluffs or cliffs. If you want the property-line map, ask us. Do not wander onto adjoining ranch land.
Do not collect rocks, plants, or firewood. Stay at least 15 feet from cliffs, arroyos, and drop-offs. Be alert for uneven terrain, cacti, snakes, and other wildlife. Keep children in sight outdoors.
Do not feed or approach wildlife. Do not leave food, trash, grills, or coolers outside overnight. Use a flashlight after dark. Do not reach under rocks. Do not kill or move a snake — stay back and text us.
There is no hospital in Terlingua.
Quiet hours are 10:00 p.m. to 7:00 a.m. Sound carries. No projected sound after 10:30 p.m. Follow the dark-sky ordinance — use minimal lighting at night.
No smoking or vaping indoors.

Cameras

Fires, cooking, and prohibited items
Bring your own firewood. Do not leave a fire unattended. No fires when it is windy. Fires must be fully out when you are done. Fires are not recommended during burn bans.
Outdoor cooking equipment must be on flat ground, at least 20 feet from structures. Fully extinguish heat sources after use.
No fireworks, firearms, or confetti (confetti cleanup fee: $100).
Events, visitors, and vendors
A booked overnight stay is not a venue rental. All events need prior approval.
An event includes, among other things: a ceremony, dinner for extra people, tents, DJ or projected sound, generator, catering, lighting, décor, hair and makeup stations, dinner scapes, media, paid photoshoots, and commercial photography.
Friends may come for an event only with prior approval and after the event fee is paid. Extra people on site for a few hours still need approval and may require a fee and insurance. Unapproved events are subject to a $1,000 fine.
No vendors, catering, or hired staff on the property unless we approve them in advance. Fees may apply. Vendors must be disclosed so we can include them on insurance and bill accordingly. No driving off-road. You are fully responsible for event setup, takedown, and cleanup. No trash left in the terrain or fees will apply.
If you want an event, ask us. We will put a custom package together and a separate venue agreement will apply.
Do not list this address as a venue. The guest does not have the right to sublet the premises.
Pets
Pets are allowed in Estrella only. Pets are not allowed in Ocotillo at any time, including walking through.
Estrella follows our usual dog rules: dogs 10 lbs and under only. Larger dogs scratch the hardwood unless nails are properly trimmed and we approve them in advance. Cats are not allowed.
Pets, including ESAs, must be listed when you book. The pet fee is added at booking. More than one pet: message us first. An unapproved or undeclared animal can end the stay plus a fee of up to $1,000.
No pets on beds or furniture. Crate pets if left indoors alone. Leash outdoors. Pick up after your dog. Do not leave pet food outside.
Guests are responsible for any damage caused by their pets and for keeping them safe from local wildlife. The Chihuahuan Desert is home to coyotes, snakes, javelina, bears, mountain lions, and other animals that can pose a danger to pets.
